Wilmington House Apartments is located on Wilmington Avenue in Dayton. The complex is extremely convenient to the University of Dayton, which is just up the road. Tenants are also not far from: Rite Aid, Goodwill, Middle Eastern Deli, Somewhere Lounge, Marco’s Pizza, Chicago Gyros and Dogs, and more. Many renter reviews of Wilmington House have been positive, agreeing that the balance between cost and quality is great for those on a budget. Some reviewers mentioned having pest problems or maintenance concerns, but they still had a favorable view of Wilmington.

I thoroughly enjoyed living at Wilmington House. I loved my second floor apartment balcony where I spent many evenings sitting and enjoying the night air. I also liked having a clean laundry room on the apartment complex. My one bedroom apartment was spacious and comfortable, and the utilities were inexpensive. Pene, the apartment manager, keeps everything up to date and if there is a problem, it's fixed immediately. She's often at the apartment complex and is always within reach. In autumn, when it started getting colder, the apartment repairman checked out the furnace in every apartment to avoid any problems during winter. I thought that was great because I hated the thought of my heat going out in December. During the summer, Pene keeps the grounds attractive with lots of flowers. One perk is the fact that Wilmington House is so close to everything---shopping, work and the interstate. In short, Wilmington House is a convenient, economical and safe place to live.

The leasing manager, Pene Miller, was extremely helpful in renting me an apartment on very short notice. I temporarily relocated to Dayton from Alabama for training. I was only supposed to be in Dayton for 10 weeks in the summer. I was a recent college graduate who needed some additional hands on training and I only received word of my eligibility to receive this training two weeks prior to the start of it. I immediately began my apartment search and found Wilmington House. The prices were very reasonable and Pene went above and beyond in facilitating the process over the phone and through emails. She really took the hassle out of it. I cannot extend my appreciation to her enough. This is a terrific place to live. No bugs, clean and very well maintained, utilities are not that expensive. Also from the time I have been here it seems like a very safe place to live. I had no problems with my neighbors being loud. Pene was also very flexible once my lease was up and I needed to stay a few months longer. This is an awesome place to live and I would recommend it to anyone. Very convenient to schools, access to major roads, restaurants, and grocery stores.

I love it here -- this has been a wonderful choice of apartment. I was living overseas when I started looking for an apartment in Dayton. I needed to find something before I returned to the US, so I began an internet search. I'm from Dayton, so I knew the area, but I'd been away awhile. I hit all the usual apartment search websites, and then I got a reply from Pene about Roscommon Place and Wilmington HOUSE. Her reply was the only one I got that felt like it came from a human being instead of an automated system. She sent me pictures of apartments, answered my e-mails promptly, and gave me all the info I needed to make a choice. She really worked with me. When I arrived in Dayton, I called her so I could view the apartment, though I was convinced just by what I had gotten on the internet from her that I wanted to live here. I saw the Wilmington HOUSE grounds, viewed the apartment, signed the lease, and moved in the next day. Meeting Pene was what sealed the deal for me -- she cares about her property, her tenants, and people. She runs it as a business, as it should be, but she runs it with a heart. I don't feel like I'm just a name on a lease with a rent check in hand. She has a huge heart and truly wants people to be comfortable living here. The complex is lovely and quiet, you can do a little gardening in front of the patio of a 1st floor apt, which I have, and there is plenty of parking. There is more than enough closet space and storage in a 1BR, and the appliances are more what you'd find in a house instead of an apartment. Maintenance issues are handled quickly -- my hot water heater was making some noise when I moved in, so Pene replaced it the next morning(most places would just tell you to keep using it until the hot water ran out). She and her staff really care about doing the right thing. The laundry room is excellent, with bigger washers that hold large loads. I feel safe and secure here. It's got a perfect location, with so much within walking distance -- Chase Bank, two other banks, CVS and RiteAid, Ace Hardware, coffee house and restaurants. Dot's Grocery is within walking distance, and they also have delivery. Budget Rental Car is just two blocks away. In fact, when I arrived the first day and mentioned to Pene that I was going to walk down to pick up my rental, she insisted on driving me there, since it was such a hot day. All in all, this was the perfect pick for me.

Everything about living here was pleasant. The rent was very reasonable; the owners, staff and neighbors were all very pleasant and friendly; there was always ample parking. The only noise we ever dealt with was the elementary school next door: school bells and sounds of children playing at recess.
The thing that made is the best though was the staff. When a maintenance issue did arise (which was rare), the response was prompt and attentive. The owners had a great presence on the properties, keeping in touch with the neighbors, landscaping and maintaining, even encouraging us to do a little gardening of our own in front of the apartment!
I cannot recommend it highly enough.

I have lived here for 19+ months now and never had a negative experience. If there's a problem, the leasing manager is easy to get in touch with and deals with it in a timely manner. If something breaks-- the maintenance staff is again prompt in resolving it. I recommend this complex to anyone looking for a quaint little "neighborhood". They have yet to let me down and Wilmington House truly is a great place to live!

Overall, a great place to live! There is nothing bad I can say about living at the apartments. They do a great job of keeping everything nice and helping you when you need it. Parking is right by the apartments so you don't have to worry about parking on the street. And the apartments are in a great neighborhood so safety is no concern. If you are thinking of a place to live that is nice and afordable I would recommend Wilmington House Apartments.

Willington house was my home away from home for about 10 months while temporarily assigned to Dayton. Pene was great, the maintenance personnel were outstanding and always responsive. The location was centrally located to most areas, the laundry facilities I always found to be clean. I would recommend this location to anyone looking for an affordable, well equiped and well managed apartment.

As a student at UD I have found this the perfect off campus place to live! It is very close to UD and all the amenities I would ever need.

It is generally very quiet and at most times I can't even tell that I am living in an apartment. The private enterance adds to the feeling that I am not living in an apartment complex.

My one bedroom is large enough that I have more space than I need. The bedroom and living room are extremely spacious and allow for plenty of storage.

The onsite management and maintenance are great and such nice people! They are always extremely helpful whether it is for moving in or simple maintenance.

I would recommend this place to anyone looking for an apartment near UD!

My fiance and I have lived here for almost half a year and so far it has been great. We have the safety we seek and the privacy that we want. Having an individual balcony is a major plus, and not having to go into the apartment building in order to climb some stairs and get to our apartment has been nice. We like it.

Wilmington House community has a small neighborhood feel to it. The nice landscaping and generous porches make great opportunities to say hello to neighbors. Although in a prime location off Wilmington there is very little noise from the road.

My apartment is in great shape it has been well maintained. There is a surprising amount of storage space for a 1bedroom apartment. However, the best part of Wilmington House is the onsite management. Very helpful to me as I rented the apartment using the internet and phone before I moved to Ohio.

I've been nothing but happy with my apartment, staff and neighbors. I hear no road noise and can't hear my neighbors when I am indoors. Any of the minor maintenance I have needed has been attended to promptly and professionally by the on site personnel. The on site laundry is great and I use it despite my unit having hookups for a washer/dryer combo.

I considered buying a house but at my rent and how happy I am with my apartment there is zero reason to upgrade to a house. There is ample parking, even for overnight guests and the lot is well lit and maintained (it was resurfaced this past summer). I can't recommend this place enough.

I can only speak very highly of Wilmington House Apartments. I think it would be easiest to think of my time there as entering into a very comfortable community. You definitely have your own space and don't hear neighbors, but when you're walking in and out of your apartment, you end up saying hello to people that live there. You can actually get to know neighbors, which is nice. It was very nice having such a mix of tenants.

My apartment was very spacious. The closet space was tremendous and this alone should make you consider renting there. It is also conveniently located. I was able to get to the University of Dayton in just a few minutes as well as hitting bigger streets to get elsewhere.

The landlord was great and I was able to get in touch with her anytime I ever needed anything. It was very much my experience with her when I was looking at apartments that made me decide to eventually end up at Wilmington House. The only reason I left was because I was moving to New York. If I would have stayed in the Dayton area, I would have definitely stayed at Wilmington House.

In short, I couldn't have lived in a better place. I hope you get the opportunity to say the same thing.
