Think Twice. No, Three Times, Before Moving In.

I lived here from April 2005-Oct 2005, when the military transferred me to Texas. I moved from Channingway in Fairborn (a bit more expensive, but SO much better) to here to save rent... what a mistake. I put down a $200 dollar "good faith" deposit so that my apartment would be ready for me when I moved in. I called them 3 days before my move in date to make sure everything would go smoothly, and they told me my apartment wouldn't be ready for another week. Not acceptable, since my moveout date with Channingway was non-negotiable. I ended up taking the apartment as-is, which means that there was no cleaning done before hand. The bathroom and kitchen were disgusting, and my wife and I spent 3 days straight cleaning it. The vent over the stove was covered in grease that had to be scraped off with a razorblade. After we got moved in, things were ok, for a little while. The neighborhood is filled with anti-social people, families with LOTS of noisy kids, and ghetto-blasting pimped out cars. The streets were constantly getting potholes that weren't fixed, and the laundryroom almost always had one washer that ate coins. (it changed week to week). Our neighbors weren't too noisy, but the walls were thin. I watched movies when they did, whether I wanted to or not. About a month into living there, my cats caught a mouse (so yes, the apartments have mice). There was also an ant problem with them being near the front door (cats took care of that) and a wasp nest outside the apartment. While we were living there, 2 people's apartments caught fire from faulty wiring, and the cops busted an apartment for drugs. One time, I handed in my rent check to the main office (like I always did -- Plain white envelope with my information on it and the check inside) 2 weeks later I got an eviction notice saying that I had not paid my rent. I went in and told them the exact date I dropped the check off and asked them to check the drop box. Without checking, they told me I would have to pay a 50$ late fee. When it started to get hot in the summer, I called about out air conditioning. It took them a week to figure out that - tada! - the unit wasn't turned on. The woman who lived next door to us had fleas in her apartment. She bombed it twice, but it was so bad that she had to send her cat to live with her parents. The free cable that they offered turned out to be "you pay half, we pay half" and they increased the price after we moved in. The management was nice enough, but they were innefective and didn't solve any of our problems, plus, Corporate had to come out and they changed the apartment managers 4 times.


Finally, the last straw was that my car (convertible Geo Tracker) got the back slashed open and they stole my cd's and cd player, trashing my dashboard in the process. Thank God I finally got orders to go to Texas.


Unfortunately, that wasn't the end of it. After giving the apartment my 30 days notice that I was moving, getting inspected and giving them a copy of my military orders and moving, 8 months later I get a letter from a collection agency that says I owe Wayne Estates $4,203.17. The collection agency says that Corporate office (Realmark Corporation -- which you can't get the number to in any phonebook) never got a copy of my orders, so I owe $4,000.00 for breaking my lease, plus $203.17 because they had to paint the apartment. Which also means that it's actually $203.17+$150.00 to paint the apartment. This place is ridiculous, the managers are inept, and you'd do MUCH MUCH better moving somewhere else.


Try Huber Home Rentals, or Channingway apartments. Those places are real great. The only people who should be living in Wayne Estates are those who are too destitute to live anywhere decent.
