I lived here for two years and generally had a good experience.
The buildings are old (1940s-50s?) but solid. The baseboard heating and some of the tile need to be replaced but our apartment stayed warm in the winter and relatively cool in the summer (no central air).
The property manager, Kathy, is very nice and helpful. Pay your rent and follow the rules, and she'll treat you like an adult. Definitely a pleasure to work with.
Maintenance is quick to respond to any serious issues. Our upstairs neighbors let their bathtub overflow, which resulted in some collapsed ceiling tiles in our bathroom. Maintenance was there within 20 minutes to clean up the mess and replace tiles. We had some minor repair issues that went unresolved during our entire stay though.
You may see an occasional carpenter ant inside the apartment. No big deal; squish it and move on with your life.
Parking can be an issue, particularly during the school year, after heavy snowfall or if you're living on the Arby's side of Main Street.
The main drawback to this apartment is the noise. You will hear your neighbors' sweet new subwoofer, heavy footsteps, screaming matches and rough, mid-day sex. Thursday night is party night in Kent; your neighbors will be pre-gaming by 7 PM and then stumbling in from the bars at 3 AM, possibly hitting every doorbell on the way to their apartment. But honestly, what else can you expect from a college town? I don't think we would have fared better anywhere else in Kent.
I don't plan on returning to Kent anytime soon, but if I did, I would definitely consider Ryan Place again.
