Not the worst, but far from the best




This is my first apartment that I personally have of my own, but I have lived in an apartment elseware in the city previously with my family. I moved into the complex due to the convenient location and the fact that it was newer than most other communities in the same price range. I have a 1 bedroom and it's a pretty straightforward design for a one bedroom. I am a professional carpet cleaner and when moving in I asked if they had cleaned the carpet and all, and they assured me it had been professionally cleaned. I open the door to my unit as I had not seen my exact unit except from outside the door before moving in, and I opened it to disgust. They use a company whom is known within the industry to be nothing more than shiesters or "carpet cleaning *****" as they are called because they go in (if you're lucky as far as they don't show half of the time) and are in and out in about 10 minutes and charge practically nothing! Pretty simple, but pretty crappy business practices! Anyways, there were obvious soda spills, food spills, easy things to get out of the carpet spots everywhere. We then worked out a deal with my father (owner of our carpet cleaning company) and the management for him and I to come and clean my carpet and then just discount my rent. Anyways, it then looked perfect and it took no special treatment out of the ordinary to clean so I know it was never cleaned, they were probably just told it was and were billed for it.
Noise has been just fine, but I do know that the guy below me (I am on the 3rd floor on the South East side of the building) is basically never home (according to his other neighbors) and the guy right next to me is rarely home too. He is a single man (the man next door) so there is not a lot of people in his unit, therefore, less noise obviously. Neighbors have mostly been nice and pretty forgiving, even when I flooded their apartment with a faulty washer problem while I was at work.
Faulty washer problem: I bartered with the management office when signing my lease and told them if they would include a washer and dryer for the length of the lease, I would move into the complex. They came back with a counter-offer offering 10 months of free washer dryer rental. I agreed and I had a washer and dryer. Back in May, I was leaving for work at about 1:30 PM and right before leaving, I turned my washing machine on and started washing some clothes and was planning on drying them when I returned at about 6:30PM that evening. Anyways, I return home and find everyone standing down on the ground level around my building... When I proceed towards the stairs, they ask me which unit I live in. After telling them, they explained to me the fire department knocked down my door and shut off my washer which had never stopped running the water for about 4 hours. It flooded everyones apartment in the 5 units attached to my apartment or below (basically on the south side of the building)it. Maintainance was there and said that the same carpet cleaning company who did it initially was on the way. After waiting until about 10PM, I was questioning whether or not they were going to come as I was told they would be there within the hour (they told me this at about 7PM). I called my father at about 8:30, but he informed me that we should let them do so that they would be responsible for any problems I may have after the fact (complaints, problems, etc...). Anyways, they came to do deflood work and that should have taken about an hour (at least, but he only did 2 out of the basic 3 areas), but only took him literally 10 minutes and said he would be back later in the week to clean it. My carpet to this day hasn't been clean as it is August 1st tomorrow which would be 3 months later. Good call ace! I called about 2 weeks later and they said someone was sent out but couldn't get in. I apologized and they said to call back and give a go ahead and they would resend someone. I did this and they still never came. Good stuff! Nice follow up Lake Forest and AEC Properties with your customers! You for sure will (not) have a returning customer coming October!
Safety is cool... Location is great! Property looks ok, although people stack stuff beside the dumpsters that they will obviously not take (dressers, chairs, matresses, etc...) and they wait a few weeks and then have them all taken at once. It looks nice! Great for jokes though~
I would probably rent here again if I knew what I did at first, but knowing what I do now, I would not. I got on a special for 499 a month which was a good deal for a 1 bedroom around here that isn't 50 years old (exageration, I know), but sometimes u do feel like u get what u pay for!
