I've been at Riverplace for a year, and the biggest complaint here with the tenants is the price. Although it may not seem like it at first, there are a lot of hidden fees, that they tend to "gloss" over.
The location is great, BUT it is noisy. There area a lot of conventions, functions and gatherings that are at the Tom McCall park and it gets very noisy.
The parking is included with the rent and everyone gets there own spot, but the garage door is always broken. The door is either always open, or always closed. If it is always closed no one can get in, and you have to pay for parking or park in the street. (Ive happened to me several times when getting home late at night, which is the worst thing in the world coming home tired, and not being able to get into your apartment!). If it's always opened anyone can get in, and that makes it very dangerous.
The complex was broken into several times as well. We got several notices of break-ins. In the notice they stated that they were not responsible for the anything, that we should contact the police if anything happens. The biggest problem was the storage units, for some time people where stealing from the storage units.
The Maintenance staff is great, very professional and knowledgeable. The place is always very clean and well maintained; I never had a problem with that. One time my sink was clogged and they were able to fix it with in a day. If you do have a problem talk to someone directly, do not leave a message with their answering service, I tried that once and they lost the message&
As with most apartment complexes, if you want a great location, you are going to have to pay more and compromise on customer service. With busy areas, you will have more noise and the possibility of theft and break-ins are more likely to happen.
If you are looking for a place in Portland, I recommend walking around the area and looking at all the complexes available.
