I have been with these guys for 3 years and have nothing negative to say about them. You tell me how many landlords will provide same day service whenever you go calling.
You can listen to the couple of pist off people here that keep reposting over and over or you can listen to me...
You wont be disappointed with them. I've tried others and there is no comparison. Different league. You will be happy if you choose Trends.

We have been living at Negley for about 4 months now and have not had much of a problem with this company. The only issue we have run into is that they tend to come into the apartment to fix things unannounced. This has created a problem for our pets. Other than that, however, they have been better than other landlords we have encountered before. They do fix the things that we request, and the property is well maintained. Lights in the halls and outside are replaced, the grass is well kept, overall, a fairly good experience.
As far as the neighborhood goes, it's not something that they can fix, but we do not feel safe here. Within 2 weeks of us moving in, a woman was mugged right in front of our porch.
Just wanted to add something fairly positive to this company's name, and let people know that they aren't as bad as people are making them out to be.

Using the shooter's name from VA Tech to try and make what i'm assuming you thought was a 'funny' point ended up just plain classless. <P>
The poster missed the whole point of what all these people said; it doesn't matter if they added a 24 hour line, a website, email, etc., etc....the service (or lack or it) and responsiveness (or lack of it) is still the same. You know what they say about putting lipstick on a pig.... <P>
The poster was fortunate that they only had one maintenance issue in 3 years....things break, that's a fact of life....nobody is saying it's the landlord's fault that a fridge breaks, heat goes out, etc....but it's how they treat you that totally sux. <P>
I have been 100% nice anytime I ever interacted with anyone there...even when I was frustrated about their lack of responsiveness. The office managers are always very nice....but that's also because they are not empowered with any decision-making authority (their response is always 'I'm just doing what Jason told me') so although they are very nice, talking to them doesn't get anything done. My (and other tenants that have mentioned the same to me) interactions with Jason have been miserable...he's very harsh, rude and simply tried to shuffle you off the phone and blow you off if the discussion doesn't concern him getting money. He takes no accountability for anything....there is always someone else to blame from their lack of service and I've heard many...it's either a past employee's fault, the maintenance guys' fault, another tenant's fault, the water company's fault, the health department's fault, etc......no accountability, no customer service and no civility. <P>
Maybe the cheap rent sucks you in the first year....but it's all thos other things that make people renew. I've been at my location for several years and have seen management of the property change hands to the current JLB ownership....the difference is like night and day. The turnover of tenants have been incredible....within the first few months of JLB taking over, there was basically a mass exodus from our place of tenants who had lived there for years. <P>
And no...I haven't posted here before....I'm sure I won't again b/c I have more important things to worry about. I just happened to check this board out this week because my neighbor showed me the link so I could see that the things she and I complain about to each other are apparently not isolated incidents. <P>

You know, I'm reading all these bad reports, and its just rage after rage against this company from the same person. Seek help sir before you pull a Cho! I've been with them for 3 years and my gosh man, for the love of grey hair. Did they kill your dog or something? They are not bad at all. It beats all those individual property owners that think they are some big shot landlord because they own one property and get around to things when they can. These people, JLB/ELROD/TRENDS or whatever, seem like they have their act together. They have a full time staff, a website where you can put in maintenance requests, a 24 hour phone line, email, an office and more. Why dont you go to the office and express your dissatisfaction rather than be a pansy and post anonymous every day of your pathetic life. If anything Mr. Cho it seems that they are trying their darndest to make themselves MORE availalble. When I first started renting here, they had but one maintenance guy and now they have all those things I just mentioned above. Just relax sir, Relax. No reason in raising your blood pressure. Maybe your not such a good tenant? Maybe they avoid you because you have this built in psycological HELP NEEDED rage that comes off a little rash. You should try being nice. Mainly just because MEAN PEOPLE SUCK. Oh the health department, oh this oh that, relax buddy, maybe its just you. They do Just fine for me and have gotten better every year since 2004 when I first signed my lease. I recall one time I had a bad fridge, it did take them a week but replaced it with a new one. Does that make them evil and give me reason to be obsessed about it? Well I guess it is a free country so feel free to rant, but wow, what a waste. <P>

I worked for JLB as an office manager in the summer of 2006 and left after 4 months due to my mother's illness back home. If you want to know the truth about these people, rather than the blabber other people are yelling about here, here it goes. They are good people. They treated me well and praised me anytime I deserved it and even when I sometimes shoulndt have gotten all the praise they were rooting me on. They were kind to me and had no hard feelings towards me whatsoever when I told them I had to leave. <P>
As for the couple tenants upset here, I remember a couple of your situations and if you dont mind me saying, you seem to swayyyyyyy or bend the truths just a weeee little bit. Lets just all remember that there are two sides to every story. And truthfully how many people say I love my landlord and go online and post all good things about them? So, for those of you that are looking to learn a bit on JLB know that oddly enough, there are a number of positive postings here which means there are many out there who not only like JLB, but want to fight for them and defend them against people trying to talk them down. I agree that the Pathetic Haters as that one person put it sometimes have to be put in their place. <P>
Word of advice for Renters, if you sign a lease agreement with JLB they will hold you to it. If you agree to terms in the lease that get you upset when they are actually enforced then you are truly just a whiner. You feel you are scammed when they charge you for something that you agreed to (ie. late fees, lockout fees, key replacements) what?????? You wouldnt believe how many people I had yelling at me and feeling that in some way customer service meant not enforcing things that are agreed to in writing. Some of those people have written postings here and its just obvious reading them, who those people are. Its amazing the yellings I got from tenants who just couldnt believe how much of a JERK or mean people we were because we wouldnt let them out of their lease early, or wouldnt allow them sublet (as clearly agreed to in all leases) or received a bill for clogging their drain. Oh yes, I was the jerk, the company was mean, we were sooooo evil, PLEASE!!!!! <P>
For all you people who want to know who JLB really is, it is run by a 25 year old honest and firm business man named Jason. He treated me with respect all the time. Always wanted to educate me, paid for classes, and was just a great person to have as a boss And frankly for being 25 and owning 300 apartments, he is the one that deserves the respect. He has all these bills and mortgages and utilities, and payroll, etc. etc. to pay for (trust me I know, I was printing out all the checks) and his bank accounts at the end of each month are in no position to just be giving handouts to people and be this landlord that should be giving everyone breaks, but yet nobody sees it from that perspective, hence why I'm trying my darndest to get the word out. <P>
As per their maintenance team, I was taught the history of JLB as well, and no they werent perfect but then again perfect costs a lot of money that they dont have. The maintenance team had improved ten fold just in the 4 months I was there. Back when they started, it was Jason changing the toilets and unclogging the sinks. Then it went to some painter guy that didnt even have a car to what it was when I left which was two college graduates who have been doing maintenance work for 30 years combined, one landscaper with lots of experience himself and a cleaning staff. They have come a long way and Its not that easy to find an honest, hard-working, moral maintenance man, trust me they tried every day to get where they got to. When I left they had a good group of workers and if I could have my job back, I'd take it in a second, but the position has been filled, and you know what? No hard feelings, I can understand their side of the story, they had to move on. The moral of this story, dont always believe people that talk bad on others. JLB is made up of great people, and it hurts me that I see people who have zero clue about what they are talking about, talk bad about them. Dont be fooled by the fools, JLB is a fine landlord in many many ways. <P>

Ever since they got that new Jim and Eugene guy working for them they have been on time and the work has been professional. They sure have gone thru some people who didnt perform to their standards apparently, but these new guys have been working on our property for the past 5 months and its looking real good. They also have a good landscaping schedule and I love that they dont put up with people who litter and have their dogs poop all over the yard. I could hear my neighbor yelling thru the walls that she got fined for JLB finding litter all spread throughout the property with her name on it. Good for JLB. I hate walking out into filth and its not their responsibility to be watching 24 hours a day. We should take a little pride in our homes and its good to know that if someone isnt doing so, JLB will get on them quick. I wont mention any names, but if she keeps having her dog crap everywhere on this property I can now put a little anonymous notice on their website and get her evicted. <P>
Anyways, just wanted you all to hear my little story. I recommend JLB if your looking for an apartment. Bottom line, they are an attentive group, and their office manager erica is a sweetheart and tries really hard to always go above and beyone what she has to do. Happy searching! <P>

I use to rent from JLB/ELROD in 04 and I have to admit it wasnt a very smooth relationship, they use to take a bit long with things. But I came back in 2006 for my senior year because it just so happened that my roomate needed another roomate at the time and they were at an Elrod Property and here is the deal.... <P>
I think they are quick to make repairs. Emergencies get handled much quicker than the typical leaky faucet or so thats for sure, or at least thats been my experience. I live in one of their properties in South Oakland on McKee and Ive been elsewhere here in South Oakland, I've also looked around at PLENTY of places. JLB/ELRODS apartments are some of the best around when it comes to Condition. I have to admit that. Other things that set them apart from the other gazillion places I have looked at is that you dont have to pay a gas bill which was a huge issue last year. They even let me have pets, I have two cats, yeah they charge me for it, but nothing crazy!!! <P>
It looks like theres one or two people on this site that have a bone to pick or something. The same people look like they are complaining over and over. I just want you guys to know about my experience, and know that I would recommend them and grade them A to A+ Compared to everything else around. Check them out, you will find new carpet, new paint, and plenty of good service in their south oakland properties. <P>

Okay preschoolers...now what did we learn today in class?? Lesson one, pay rent on time and you wont get in trouble. VERY GOOD KIDDIES!!!, Lesson two, if I get locked out because I'm a moron or simply, mistakes happen, I may have to be penalized for that. WHAT???????????????? You mean teacher that if I have to call for them to come help me in the middle of the night to put a key in the door and unlock it for me I have to pay for that?????????? Yes young moron, it costs money, time and inconvenience, and unfortunately when these circumstances arise, you may have to be inconvenienced yourself for a fee...... I know its hard to comprehend and I can understand that your either a preschooler or a pathetic hater but, Now kids, Can we say DUH!!!!!!!!!!!!!!! <P>
My gosh people, you are pathetic. I pay my rent on time, I call when I need something fixed if it breaks (because by the way people, things do break as alarming as that may sound) and I have zero complaints about JLB. They are great, Now this new company deal thing that bought out JLB is allowing you to pay rent online and put in maintenance requests and things like that. I see IMPROVEMENT not another reason to bark at them like a typical PATHETIC HATER would do. <P>

I must say, I disagree with what people are writing about Jason and all of JLB. I've been living here for 3 years in a property of theirs in Mt. Lebanon. They clean once a week, the people on the phone are always professional and the last time I had a maintenance issue (bad fridge), they got me a brand new one. Listen to this... Jason went out of his way in the middle of the night 2AM to personally come let me in after I foolishly lost my keys. I woke him up via emergency phone at 2AM and he came. Now who would do that? your landlord? I dont think so. I love JLB and i'm going to be sorry to see the apartment go. I'm moving to Boston, but my experience has been wonderful here and you people need to hear about it. Dont listent to these disgruntled people, I would reccomend JLB to friends or family. <P>

Not one bad experience yet. I have been renting from them for 3 years in Mt. Lebanon. And although initially it may have taken them some time to get the property under control and the right people on staff, I had to come post a comment about them after seeing what others are writing because they have made a complete turnaround and nobody is doing them justice here. They answer all my maintenance requests quickly. They clean the building on a weekly basis. They salt quick in the winter and they are all over the landscaping in the summer. I couldnt ask for more. They are courteos and generous to say the least and their office in Dormont is super helpful. I recommend them. <P>

After reading all the reviews, I had to put something to these guy's defense. All the bashing other people have done here seems rediculous. These guys are not that bad at all. Its a young group looking to make it in the real estate world. I give the young guy thumbs up for what he has done. I have a tough time just owning a duplex, I cant imagine all the apartments these guys own. If you are looking for luxury go to the ritz. If you need an apartment in a great location, thats pritty well updated, then these guys are your group. I mean come on, what can you expect for PRIME property at $650 for a 2 bedroom. Its great. And sure they may not return every call, but I have yet to call them for something that went unfixed. I lived at 5746 Howe Street and I must say Its the best bang for my buck I've ever received, and the people at JLB are extremly courteous. Looks like some people need to shell out some more dough if they want to be pampered. Stop hating. <P>
