Mixed thoughts, but wouldn't recommend. ( over a year ago )

Safety: I heard nothing but horror stories about this side of town. As far as I can tell, this complex is mostly made up of college students at ACC and UT. Just be cautious at night, lock your door, have your keys ready, etc. and you should be fine.
Parking: Ample parking everywhere, I have never had to walk far to get to my building, and they have visitor parking everywhere, be sure to inform your guests of visitor parking because of the tow truck that comes to patrol.
Appearance: Outside of buildings look fine but don't be fooled by their apartment model. The insides of the apartments look NOTHING like the models, everything looks much older and much more used.
Office Staff: Idiots, lol, that's about all I can say about them without writing an entire essay.
Maintenance: If anything is broken don't expect a same day fix, the complex is soo big, it usually takes a couple of days for them to get to you. But when they fix something it stays fix, so here's a few kudos for the maintenance staff.
Condition of Unit: I cleaned my room for 2 hrs before I was able to move my stuff in. Everything was dirty, there were hairs in the bathtub, yellow stains around the toilet, i mean WTF.
Noise Level: Noise isn't terrible, keep in mind your living amongst a college heavy population so there ARE going to be parties, but for the most part, when I need to study or go to sleep it's not the worst place I've ever lived.
Overall Rating: Aside from my roommates being drug dealers and the office not caring, my stay at University Estates has been mildly amusing as I have watched the residents destroy everything they touch. The nets on the basketball court are always ripped, a good portion of the weight room is either broken or missing, the hot tub doesn't work and everything is trashy and dirty. The Preiss Company wanted to spend as little money as possible to produce as many units as possible and out came the inbred deformed child known as University Estates. Parents, don't send your child here, it's definitely worth a little extra $ to ensure your kids have a positive college experience.

I personally like the place!!! As apartments go in Austin, especially in the Riverside area, this place is great, especially for the price!!!

I moved here when I was 17 fresh out of hs, and while the office staff is incompetent most of the time they're friendly and it's a fun place to live. Living there a year, I saw only two bugs which can be expected anywhere. When I signed my lease they let me look at a map and choose which building I wanted and I selected 26, close to the gym and pool but far enough away to where it was always quiet. I never felt scared there even when out at night alone. It's near downtown and barton springs which is great and has a really nice gym. they offer free tanning, but the beds are old and at least one of them is usually broken. The furniture provided has light wear and tear but was in overall good shape.
Cons:
They definitely did not look at my roommate application at all. I requested someone with no pets and ended up living with a pitbull and 2 smaller yappie dogs. I also requested a 2nd or 3rd floor apartment and was given 1st floor, but that's pretty minor. There were some mix-ups with my rent but when I talked to the people about it they fixed it. Also, they are not trying to scam you for money, they're just legitimately dumb. When I complained about being overcharged they reversed it and gave me a credit on my account that was way more than what I was owed. My worst experience there was I signed up for the utility package and my roommates that THEY assigned me did not, so I paid the utility package, and then my roommates asked me for my portion of the utilities. Basically the first month I lived there the apartment got double utilites. You'd think they'd put me in an apartment with people also getting the package.....
Overall, not bad, great facilities just incompetetent staff. they have great parties and give aways for things like christmas and superbowl etc.

Incompetent staff!!!! A chimp would do a better job!!!! Highest crime rate in area!!!! If anything is wrong with the apartment, don't expect anyone there to help, because they won't, or will get to it in their own good time, probably after you have moved out!!!!

First off, this apartment complex is located in one of the most high crime areas in all of Austin. Just a few blocks down the road, there has been 5 murders so far this year in the same parking lot. You must drive through the ghetto to get to the apt. complex. I lived here for a year and it was the worst experience I've ever had. When we first moved in, our storage unit was COMPLETELY molded ... with black mold. Once I mentioned it to a friend of mine, he came to look at it and discovered that our living room also was molded and the staff had just painted over it. HOW DISGUSTING!!! I brought this issue to the attention of the manager of the apt complex in August. The issue did NOT get taken care of until late December! Even then they made us move out of our apt and put us up in a different apt on site. We were not allowed to enter into our apartment for nearly a month but we were still forced to pay our monthly rent. I had another issue with a girl that was randomly moved in. Her boyfriend who was 15+ years older than her decided to move in. The apt complex would NOT kick him out due to the legality of the issue. I was informed to contact the police, which I did. In return they told me that legally the man had to be evicted ... which the apt manager would not take action with. HORRIBLE! My living experience was just absolutely HORRIBLE! I do NOT advise anyone to EVER live here or anywhere off of Riverside for that matter!

The staff is awful. They will lose your rent and charge you again, if you don't pay again they evict you. The leasing office management should be investigated for accounting fraud. In my opinion.
Living under Nazi Germany as a mentally handicapped, gay, black, Jewish, gypsy political dissenter is probably better than living in this apartment complex. You would probably get more respect at least. As cruel as that statement is, it is true.
