Positive Apartment Reviews and Ratings
In the Heart Of Lil' Mexico ( over a year ago )

This place is ok. The rent is cheap, the apts. are very spacious, and the walls are good enough to keep the neighbors sounds out. I lived in the front building, so I had a great view of town lake. Great for pets, and Exercise access. The management is great and responsive. Carpets and appliances are of good quality, and AC/HEATING work fine. Now for the bad news: As you may know, this apartment is nestled in the heart of little Mexico. The night life around here gets very busy around the weekends. APD constantly patrols the area, giving me some sense of security. We do have Officers that actually live in these apartments which is good. They never seem to be around when another car gets vandilized or stolen though. Get ready for loud tejano music, early morning horn honking, and house parties on weekends. All the qualities of a big city. I guess its fine because I still live here! Viva la Chelsea!!!

I location is really good. Town Lake is across the street --view, hike and bike trail, close to stores, bus routes.

However, cockroachs are a problem, washers are unreliable, general appearance a bit dumpy

This apartment building is in an area with a lot of Hispanic Families, so it tends to get jumbled up with all the "Off Riverside" apartment buildings that are looked down upon. I moved here sight unseen from California and I am living in a 650 square foot apartment for $464 a month. It is the largest place I have ever lived in for the cheapest price. I am close to the parks, bike paths, downtown, the bohemian arts district, the capitol, and cheap food. The hall and parking lot do have a scummy "dorm/low-class" feel, but my apartment rocks. It has designer colors, cute molding, a walk-in closet and a balcony overlooking the Greenbelt. I'm not trying to show-off or live large. I get to practice my Spanish. I'm nice to the management and they are nice to me. I haven't had any trouble with anyone. The maintance guy isn't the most educated guy I have ever met, but he has taken care of the things I asked him to.

Here is how I would grade the place and why: Parking = A. I can always find parking Security = C. The parking lot isn't well lit or patrolled and the cleaning lady doesn't pick up litter left by tenants, but I haven't had any trouble Appearance / Upkeep for Apt. Grounds = C. They let litter left around the grounds by low-income tenants sit too long and don't have the resources to keep things up like a complex in a more upscale part of town would. The general grounds pretty much match the typical college dorm level. Not posh. Not a dump. The unit is mostly rented by low-income Hispanic families that are not as picky as Anglos raised upper middle class. Appearance / Upkeep for my Apartment = B. They did paint and put in new carpet before I moved in. The place is huge: 650 square feet for $464/month, my view of the greenbelt, the designer colors, cute molding and the light coming in off the patio make me feel very relaxed at home in the space. Appearance / Upkeep of their main Office Building = A. Their office & model units are kept in much posher condition than anywhere else in the complex Management & Staff = A. They have been very responsive, helpful and friendly whenever I have spoken with them. Maintenance Guy = B. The maintenance stuff I have asked to have fixed usually has been taken care of within 3 days. The light in the kitchen was being twitchy and he did have some trouble with getting it to work. He needed to come back more than once and get help from his supervisor, but he was nice about it and took care of it. Noise Level = B. The walls are not the thickest. I sometimes hear someone talking loud, a kid running down the hall or some ancillary noise, but not often. Most of the time it is very quiet and easy to read, work, or sleep. Overall Rating = B, The management has been kind, responsive honest and up front with me. They are human and fair and do the best they can. The grounds are not as posh as I'm used to. For me it has been an excellent value. I love being around families and practicing my Spanish. I love being close to everything. The location has been great. I'm close to: the bike path and gorgeous Town Lake Park, Downtown, the bohemian congress district, the capitol, the museums. I enjoyed my stay.
