I live in a 4 bedroom, 2 bathroom apartment. My rent is $399, utilities is included in the bill. The first month is free, and if you refer someone, you get an additional $350 off your next bill (after the person you refer lives in the apartment for a month).
If you are planning to live at Longhorn Landing, I will propose a deal. Since you are going to lease at Longhorn Landing anyways, after all the reviews, after all the price comparisons and whatnot, the least you can get is some money back in return. If you put me as your reference under the reference sheet once you apply for your lease, I will give you $100. Once my rent is reduced for that month, I will give you $100 in cash, or however you like to be pay. I figure, this is a win win situation for the both of us. Oh, and here's my truthful review of the place.
Parking: There's a lot of parking. The best parking is under a car port, however a parking spot in front of your apartment building is sufficient. There is a lot of parking near the back, which is not used often. Friends and families do not have a problem with parking nearby.
Grounds: I actually applaud Longhorn Landing for keeping the place "pretty". The trail is not bad. I live in Phase A (there's two building areas). There's a trail that leads you to the gym/pool area. There's a sand volleyball court, and places where you can have a picnic/bbq. Phase A and Phase B is connected by a bridge, and the other side consists of another pool, putting green, and tennis courts. Overall, it's not too shabby. A lot of residents walk their dogs.
Noise: It's a mixture of college kids, High School drop outs, late20something year olds who are stuck in their young-teens-or-so. There's parties. There's obnoxiousness. However, it's not really that bad. Get cool with your neighbors, and you'll be fine.
Safety: Riverside is known for it's hobo population, high crime rate, and I'll say it, ghetto-ness. You have to have some low expectations deciding to live here. However, it's not really that bad. There's a courtesy police on duty at night. And if you are into the party scene, the police are pretty lenient during raids. I think you just have to be smart about this safety thing we all worry about. Don't go outside late at night by yourself and invest in a good taser. Just don't be dumb and you'll be fine.
Construction: Longhorn Landing is currently under new management. Some new construction is underway, beautifying the aesthetics of the apartment's exterior. The layout is okay. My apartment has a pretty big living room and the bedrooms themselves are spacious enough. The kitchen, however, is lacking in size.
Maintenance: Eh. They're pretty slow, they're pretty incompetent. My roommates and I have called maintenance probably 4ish times for various reasons. They came the same day and they fixed the problem. However, the problems shouldn't have happened in the first place. I've developed this do-it-yourself attitude. Oh, and if you mess something up at the end of your lease and do not fix it, they will bill you.
Staff: They lack professionalism. I don't care for them too much. I rather not deal with them.
Perks: Utilities paid (free cable and internet), pools, gym, tennis, putting area, computer use, printers, free masseuse I believe. I do appreciate the bus stop that takes you to UT. The bus system is pretty good. It's usually 10-15 minutes intervals for each bus. And the rent is pretty darn cheap. You can also buddy up to a room and just pay half (maybe $200 each?). You don't have to find roommates, they will find you some.
Overall: Do it, if you want to save money and if you live life on the edge. haha. There's an interesting mix of people who live here.

I have lived in Longhorn Landing for 2 years now. When I first moved in, the neighborhood was a massive and terrifying culture shock. I'm a female from a privileged neighborhood, and I simply was not prepared to move into an economically depressed area.
After a while of not being attacked, harassed, robbed, etc, I stopped feeling unsafe. I renewed my lease for the coming year, and I feel pretty good about it.
I live in a one bedroom with my fiancee. It definitely helps to have a trusted person as a roommate. We play tennis and go places after dark very frequently, and we have never encountered any issues whatsoever.
LL has always done right by me. I have no outstanding complaints.

Move-in process:
They gave us an amazing tour, and the leasing agent won my parents over from the start. I was hesitant at first due to some rumors, but I'm so glad my parents chose here.
After Move-In:
GREAT events - fun, creative, and always going on. If you're bored here you don't have an excuse.
Maintenance is super fast compared to where I was at before. And nice!
I was matched with a great roommate and referred another - I got $350 off my rent :)
The management is fun, understanding and helpful.
The price is PERFECT for what you get.
Not to mention the FREE masseuse, fitness trainer and tutor (I have to admit, I haven't used them yet...But, I can't wait).
One thing I didn't like - they don't except the breed of dog I want :(

To be honest, I have not had any bad experiences with Longhorn Landing. The staff is young and can be rather arrogant but they do their job.
As far as the neighborhood, many say that it is crime plagued and dangerous, but I'm a 19-year petite female and I feel pretty safe here. East Austin is mainly composed of immigrants so often comes the criminal stereotype.
I pay $395 and I think it's a fair price. Although this isn't the Ritz-Carlton, it's livable. The only thing I would suggest is moving here with at least one person you know; the last thing you want is a creeper roommate.
All in all, I like living here and even though it's not the most luxurious place, it's comfortable and hey, we're students not millionaires, what you get is what you pay for

I actually enjoyed my stay here, i stayed in a one bedroom apt and it was nice and peaceful. I would recomend this place to anyone!
