I lived here while in graduate school and enjoyed it. Its typically a quiet community and the maintenance is very fast. Typical response time was less than 24 hours when I had to call. The office staff are friendly. I had a 1 bedroom on ground level and loved the washer and drier that was included with the apartment. That's hard to find in Austin.

Cold and drafty windows, floors and doors, or 200 degree floors. Better choose the middle floor if you can!! I lived in one unit with the hot water pipe running through the kitchen and bath. Great in winter, really hot and annoying in spring, and summer. Better check it out before you sign the lease. I moved into a 2br with a floorplan that has the wash machine and dryer (no doors or barriers) right as you walk into the small kitchen. The noise from the machines is very annoying when trying to live-as in have a conversation with family, watch tv while cooking and cleaning etc. I have the best view in the complex and biggest drafts coming through the floors and windows. Who thought it would be a good idea to finish the underside of an open pier and beam with interior materials such as drywall and tape. Most has been painted to look pretty, but under my apt where you have to practically crawl the drywall is sagging and moldy and the tape is open and falling off. Water leaks or Deer(') had damaged several sections years back and these areas are still not repaired properly. The whole underside needs TYVEK, what am I saying the entire building can use some, and the windows OMG! Anyway all the apartments here in Austin really suck! All of the ductwork in every apt is made of a porous material. Not only is this a breeding ground for mold, every corner and transition is square with holes and gaps where your heated or cooled air goes into the walls instead of through the home. The dryer takes 2 hours to dry because the venting is congested with lint and Mgmt had some clowns "clean" the ducts by blowing compressed air into the duct from the outside of the apt, I watched them do this and had to re-connect my vent to the dryer because they knocked it off in the process. At that time I lived where the duct went directly outside into the breezeway. Currently as the dryer sits in the kitchen the venting goes 20 feet to the patio...so we know what happened when they blew that air back up the venting. Anyway, Equity sold property to Northland. We'll see if Northland is any more intelligent. I have GREAT neighbors, for this I am blessed. Oh and the toilet, it has some serious problems. I have had maintenance try and fix it 5 or so times, its not their fault there is something wrong with the way it was originally installed. Since the sewer pipe hangs under the pier and beam I think it might be running slightly uphill. The tub sinks and has a very bad repair and coating on it. YUCKY berber carpet!

Not only is this complex affordable and located within walking distance to just about anything you could need, the staff is very friendly. The apartment manager knows me by name and has always taken the time to talk to me about any concerns or issues with my apartment. My only complaint would be that I had to deal with some loud neighbors, but the apartment staff did everything they could to address the issue for me. It's a great place - you should consider it. <P>

I have had nothing but great experiences at Village Oaks. The staff is awesome, very friendly and they are always on top of things. The maintenance is great as well, very knowledgeable and corteous and prompt. The neighbors are all really nice too. A really nice place to live.
