Worst complex in far north dallas/west plano area

It doesn't get much worse than Chatham Court these days.
After firing a string of managers, they have found a messed
up party girl to put in charge. She parties with her friends
all day and she smells like a liquor cabinet during working
hours. She has told both renewers and walk-ins to "come
back later" during the day!

The crime problem is just out of control. Break-ins, auto
theft and recently a robbery at gunpoint. The complex is
basically run wide-open with illegal day care centers,
way too many people per apartment and things nobody
would believe. The complex isn't managed. There are
essentially no rules for tenants. The staff doesn't want
to even know whats going on.

The complex isn't maintained. The bulidings have foundation
problems, the lawn sprinkers are shut off (or wrecked) and some of the lawn consists of "dirt" now. The last manager
blamed the trees for this and started a project of cutting
them all down. On the east edge of the complex, there is
dog kennel which walks dogs on the property and does not
clean up their waste. The on-property washers and dryers
are mostly broken.

if you move in, what you get is what you see. They will not
be fixing anything. And a word to the wise, if you can
avoid ever having them in your apartment, your much better
off. Odd things have a tendancy to happen after. The
maintenance people are also incompentent. The work is
shoddy and has been in a couple cases dangerous (if not
life threatening).

The utility payments are bigger than they should be because
of:
a) empty apartments
b) too many people sharing single apartments
c) water leaks all over the property (running out the side of
the building leaks).

This used to be (years ago) the best property on the street
and if all the problems were addressed, it could still do ok
today. But its not worth it. Though the police are right down
the street, the crime situation is worse than in the bad areas
of dallas.

The rent is a total scam. They will quote you a "market rent"
which isn't market at all and then give you a discount which
reduces the price to regular market. But if you leave early,
you have to "pay back" the discount.

Obviously not recommended to anyone. And if you are
still there, you should get out.
