Be careful about rent increases and add on charges when you move out. In my opinion, they promise one thing and then do another under the guise of 'Texas' law. It is a three person office and they have it down to a science. No one checks your file for status and if you ask if everything is 'ok' and up to date; they'll tell you 'yes'. Then when you go to move out; they'll revert to the file and tell you "....well, this wasn't done, we weren't notified of that, you didn't sign this...etc."
It's only a three person office; but the left hand doesn't know what the right hand is doing and the manager hides in the rear to claim lack of knowledge. Common sense and good business practice would be to check the file and verify. If you request that, they look at you like you have three heads! The absence of checking the files is their open door to coming back and dinging you for more money when you move out.
