I wanted to write a review for those who are looking for a new place and not sure what to expect from Broadstone Stonebriar.

I moved to this property April 2011 and it is an "OK" property. The rent is a little high when you compare the amenities with similarly priced apartment homes. I live on the 1st floor and the noise level from my 2nd floor neighbors isn’t unbearable. I hear the typical noises like their bathtub draining, their washing machine during the spin cycle, etc – It isn’t at an unreasonable level. (You’re in an apartment after all)

My water/sewer bill runs about $45 a month, which seems a bit high especially since it is winter and we’ve not been able to water the grass for a while now, due to the drought in TX. It seems the trash receptacle isn’t emptied as often as it should. Frequently neighbors do not push their bags down the compactor ramp and people will start piling their bags around the step area – major eyesore, especially for the unfortunate souls who have the unit in front of their building. Also, the smell can be a bit over-powering in the summer. My electric bill runs about $120 in the summer (thermostat set to 70 when I’m home, 75 when I’m not). The water heater is TERRIBLY inefficient, be warned it will consume a lot of energy. Annual rating is $512.

There are a LOT of pets on the property, which in and of its self is not an issue. I very rarely hear a dog barking; however, the receptacles for dog waste is not emptied on a regular basis nor are the pet bags restocked. When this occurs, the property grounds become a field of doggy landmines. Since the property charges $10 per month/per pet, there should be no reason these are ever empty.

The manager of the unit is always friendly (sorry, but I can’t remember her name); however, the other lady who works in the office is a complete a$$. She is rude, curt and someone I will avoid dealing with at all costs.

I have only had a couple minor repair requests, and they replaced the air filter on one of those times without being requested – nice touch. Safety isn’t a concern. In the year I’ve lived here, I have not heard of anyone car or apt being broken into. I feel secure walking around the complex at night but be warned, the lighting on the property isn’t the greatest.

So all in all, if this property is in your price range it’s a decent place to live. It’s not great but not terrible. I would say it is an average place. If you have any questions you’d like to ask, feel free to comment and I will respond.
