New construction two blocks from Trax. Gas water heaters. Low-end washer and drier, dishwasher. Adequate stove and microwave. Floorplans lean to the small side. Poor lighting options. Large windows and decent patios. Grills are not allowed.

If you're concerned about noise, stay away from Salt Lake's most expensive frat house. You'll be woken up when the clubs get out by partygoers honking horns and yelling to be let in. Apartments facing 500 East particularly vulnerable to street noise. There's a firehouse one block north, so be prepared for sirens.

No trash chutes. Prepare to walk to designated "trash rooms" -- and don't get an apartment too close to them either.

Lots of hidden charges: water is unmetered, but you'll get a "prorated" bill each month. Covered parking: $25.00 a month. Card keys / mail box keys / house keys all extra.

Poor access for guests and deliveries. The "front" entrance is around the "back." The doors facing the "front" do not have an entry system.

No storage: tiny cabinets and shallow closets. No onsite storage.

Frequent elevator malfunctions; there are only three for the entire building.

Staff is pleasant but incompetent and inexperienced. A few have no social skills and are rude. Communication poor; record keeping inconsistent. Read everything carefully when signing a lease. Review every bill carefully. Unsealed office communication taped to front door.

No real amenities.

A strange mix of college students and young professionals. All considered -- look elsewhere.
