Great Location, Bad Service

First off, the good: The location is great. It's a short walk to the Courthouse metro and to the Courthouse / Clarendon neighborhoods. The price is also decent for the location.


Now that's over with, the bad:


First up, an important safety note. The water that comes out of the hot water tap can scald adults, let alone children. If I had a young child, I would be very afraid of serious injury.


Second, the management is quite bad. It took them months to correct problems that existed upon move in. It takes multiple attempts for anything to be fixed because the help they hire is always incompetent. It never seems to occur to them that always hiring what they acknowledge to be incompetent help reflects more on them than the help. While the office staff is always friendly, their inability to actually solve problems in a timely manner more than compensates for any warm feelings you might get from interacting with them.


Because of the lack of quality of the help, be prepared for the water to be turned off at least once a month, sometimes for 6-12 hours, for "repairs."


They also generally consider a lease to be more of a guideline than a set of rules that they must follow. They regularly change their rules and regulations without the required 30 day notification. The latest instance of this occurred as we moved out. They announced that visitor parking spaces were being removed, although there is no street parking and I've never had a problem finding a parking space at 2:00 am. This change would go into effect in one week. It didn't matter that we had signed statements acknowledging that we had one guest parking pass and the language in the lease requiring 30 day notification. Our leases were clearly violated without a second thought. The fact that a large perk of the building, the ability of invite a guest over and not have to deal with the horrendous street parking situation, was eliminated was of no consequence. From my understanding, rents went up, not down, after they removed this perk.


It's a sad situation that location is so important that people still choose to live in this building with its substandard management.
