I was so happy the day I moved out of that place. Of course I wasn't suprised when they sent a bill to my new place for bogus cleaning fees and charges we agreed I wouldn't be responsible for. Basically the management does clever things to get more money from you and places the burden on you to fix the problems. Also, instead of telling you right away that there seems to be a problem with your account, they prefer to leave a note on your door after three months saying you owe x. I once had a note saying my roommate and I owed $1,500. I had to leave work to visit with the head property manager and after it was sorted out it turned out that they owed me $5. Most of my paperwork problems stemmed from changing the roommate I had on the lease. But I ended up having to leave work on three separate occasions to fix something that couldn't be solved over the phone. They also do cute things like remind you that you need to renew your lease or submit notice after the notice deadline has passed. If you don't want to renew you either pay $100 termination fee or they'll offer you some insane month-to-month rate on top of what they want to increase the rent to. Would have been about $500 extra per month (ie 30%) for me. Definitely mark your calendar for 60 days out. There also seems to be constant landscaping or painting work done. The strange thing is that the result is not better or worse, it's just work being done so you can't help but think it's a waste of money. Utilities were high b/c the windows were poorly sealed. Also wasn't a huge fan of needing to add a community utility bill onto the rent each month (trash, water, etc). Don't know why they couldn't just average it and work it into the rent. Total utils usually worked out to about $100 extra per month but can easily be much higher if you don't conserve in winter/summer. I also had a mouse problem twice and the traps they set were sub par. Parking spaces are clown car sized and you'll get a lot of dings. If you care about your car, either park on the street or in the far back overflow lot. I know it's tough finding an apartment in that area but you can do better, keep looking. After living in Sheffield and seeing the current class action against Equity in Florida, I'd avoid the whole company.
