Apartment Reviews for Orchard Landings - Dumfries

Upon moving in my unit was very new, very clean and everything was functional. There was a mildew type of odor coming from the washer unit but disappeared after using it a few times. We are the type of family who 5 days a week, go to work and do other activities so by the time we get home, it seems to be peaceful and quiet. I've notice that there are a lot of children hanging around in the early evening but that’s what kids do, they play outside. I have noticed some, only a handful of adults hanging outside but it isn’t disruptive or loud.

The only unpleasant issues that I’ve encountered are that the trash bins fill up very quickly and there is an overflow of trash. There should be more than just two small garbage areas for a complex this size. I’ve seen a Wal-Mart cart parked in the grass (eventually moved within a couple of days)….not the apartment complex’ fault, just a lack of care for the property by a resident. The hallway always has an odor and by the looks of the floors they don’t get cleaned on a regular basis. The lawn on the property is maintained nicely. My building seems to be quiet. There are some friendly neighbors who speak from time to time. I enjoy the fact that everyone likes to keep to themselves as we are definitely private people.

The management that I’ve encountered are friendly and professional. My take on the property is this, the property itself is nice, clean, rodent/pest free, affordable however it’s the quality of some of the residents that have affected the property in a negative way. People who don’t take pride in where they live, their community, their property, these are the ones who’ve given the property a bad name.

No complex is perfect. I believe the good outweighs the bad in this situation. I would recommend these apartments to either new families just starting out, families who are looking for somewhere affordable to stay while saving for a new home, or young adults just starting out perhaps with a roommate. I think as long as you keep to yourself, mind your business and be mindful of your surroundings and those around you (as you should no matter where you reside) you can enjoy your time living in this community.
