I love my apartment. It is quiet, most people are friendly and it seems safe. I was preparing to stay for several more years. I reveied my notice to renew and it went up over $200 per month! That was way more than a 10% increase. There was no negotiation and they insulted me with an offer of a $10 reduction. It proves to me that they are constantly trying to rent to the highest bidder. They must have a lot of turnover as a result. Good thing I am leaving. Someone broughtin roaches and now they are everywhere.

I rented here for more than a year. Rent was very high and went much higher when I needed to extend for 3 months. Heating/hot water system is bad. Mold/mildew is a probably. Trash is always over flowing. A lot of noise from upstairs-I could hear every footstep!

I just moved out of The Reserve because I needed my own place and the rent for a single was slightly higher than I wanted to pay. Overall, I enjoyed the year that I spent there. The community was well-kept, and on the whole the neighbors were very friendly and seemed to look out for one another. The space was great, and we didn't have problems with bugs, as you read on many other reviews for other complexes.

On the downside, noise is an issue. Unfortunately we lived above a band. They were great most of the time, being respectful of those living around them, but the last month they really picked up and played into the wee hours of the morning. Most people sleep at 1:30 am., not play U2 tunes with a drum, guitars, bass, and vocals. Apparently the people downstairs aren't "most people." I also kept a pair of earplugs next to my bed for nights when neighbors decided they needed to sit out on their balconies and talk so that the entire complex could hear them. Sorry, I don't care if you don't like large dogs running free at dog parks-it's what they are for. seriously, you could hear DETAILS. Parking also became an issue a lot quicker than my roommate and I expected. we were located near garages, which I found mostly contained equipment for maintenance. It made parking bad. Especially at night. If you had to work late or had evening commitments you definitely had to walk to get home. Fortunately it is well lit, and safe to walk around.
Despite the downfalls, I'd still recommend this complex to those looking. Location is fantastic, and if you are splitting it, rent is not bad.

My husband and I are overall quite happy with our apartment. It is a bit overpriced, but we like living next to Fairfax Corner and Wegmans, it`s convenient to 29, 50, and 66, and we like having a pool, which has regular hours despite what one reviewer said, and a 24-hour gym. I have noticed diminishing amenities since we moved in... computer business center used to be 24 hours, now only open during office hours which is when anyone would be at work, was a free shuttle to the metro for about 6 months but not anymore. We find the office staff nice and helpful, and all repairs we`ve requested have been made within 24 hours. It`s not paradise, but we`ve lived here for two years and don`t plan to move in the near future.

We travel with my husbands job so I don't know about the rent but I can compare to other places that we have lived at. I was not happy when they told us that they couldn't give us a first floor apt especially since I have a 5 month old baby and a dog, there is no elevator either!!!Think of groceries!!!! The apartment itself is fine, I live on the third floor so I don't hear to much noise. But I hear the noise outside! These young guys that(and I am also young) have there daily evening rides with there motorcycles are soo rude they will sit outside and rev there engines for 15 mins then drive around like idiots then leave come back around 1 am and do the same. Or for some reason the parking lot is being a hangout for people that I don't even think live here! They sit on their tailgates blare there music and nothing is said!!! Or this is my favorite my washer starting leaking from the bottom, being considerate I called right away, I am on the top floor and I'd hate any water to go to the floors below. I called at 1130, 1230, and 400. Finally someone came in at four had no Idea what he was doing asked me the same questions over and over couldn't grasp the concept that I told him the water came from below not from the top? Then had the nerve to tell me to call when this first happens????????I DID! Overall it is an awful awful place to live but I would of loved if my husbands company found us a different place to live, I've lived in much nicer communities. Hope that helps a little. <P>

I have lived here in Feb 2006, and plan not to re new my lease for the fact that every time someone flushes in the building you hear it unless your on the very top floor. People play music really loud and by the time Fairfax County Police arrives they have it turned off. The office staff is very slow to respond to request from tentants. The prices go up each month, so be careful they give you a good deal to move in then jack the prices up so you will not stay. <P>

The Reserve is a well kept, beautiful property. The maintenance is above average, and the leasing staff and management are highly professional, amiable people. The only drawback will be the price, and ironically there are numerous fine apartment homes in this area; however, you may find that The Reserve is one of the more expensive. My family has resided here for almost one year, and from what I can tell from talking with other tenants, the rents are rising. Although most of us were attracted because of a great marketing campaign featuring rent specials, there is some disappointment at the rising rents. Please remember that although your rent special is fantastic, keep in mind that you may experience a substantial rent increase equivalent to the market rate when it comes time for renewal. What my family and many others residing at the Reserve find most puzzling is that the management or owners should try to keep good tenants by keeping the rental increase year to year to a minimum. We realize that costs rise, and that is understandable. However, you may try to find a property that is equitable in amenities and/or value for a cheaper price at the end of the lease, and that is not good for either the tenant or the apartment complex. Otherwise, the property is absolutely superb if you have the funds to keep up with rental increases.
