I lived here for two years, and trust me when I say that all the 5 star reviews are by the leasing agency. If you're looking for a bargain, you got it, but be aware that's exactly what you're gonna get.
The noise level is ridiculous, the walls are paper thin, I'm on the third floor and I can hear and be a part of my neighbors under me, conversation if I wanted to. You can hear every foot step and sneeze made next door or in the hallways, or down the hall. I sleep with either my TV on or radio just so I can block out the background noise.
Some of the tenants aren't responsible with their pets so get used to the smell of pet waste on your way into the door.
The people who tow the parking lot are pretty shady, and will try to tow you for any and every reason, even with a decal. I came out one morning to find my car gone, and when I called the towing agency they said they had my car. They claimed that I was double parked (which I was not) and claimed to have pictures. When I went to pick up my car I demanded to see the pictures, upon that demand the guy changed his tune and told me that I could just "take my car back". Dunno... sounds like you just stole my car for no reason.
I have never been worried about my safety though the area looks to be a little rough. the units themselves aren't badly set up and are nice in general, and I've never had a problem with the office staff.
Maintenance may take a little prodding to get on the ball and get the job done, but besides using my own personal towels to soak up the water from the stuffed up toilet.......... I haven't had a problem with them.
Okay- here's the scoop... there are a handful of misfits and losers who have either been evicted or had to pay additional fees for a variety of reasons (pets, late fees, etc.) who have made it thier mission to post negative feedback on this site. They are disgruntled. They are angry at their little lives of nothingness. These sad souls deserve your pity, as they are so lonely, so depressed and so emotionally unstable that all they do is monitor internet message boards. So, let's not laugh at these poor little men and women. Let us understand their frustration. They have no life. They have no loved ones. They would rather lurk here than enjoy a nice day. Of course, they sometimes band together. Five or six even created an "association" so that they could meet in secret and whine together. Pity them... for they are truly sad. Have a good weekend guys- try to have some fun. Call your mom.
I just love River City- in fact, I love them so much, I "incorporated" the River City Fan Club. Yep, I spent my own money (and on my own time) I make sure everyone knows just how GREAT River City Real Estate is! I go on internet message boards, I send emails, I hold secret meetings - I love them!
DON'T be a LOSER... Its Christmas - go out, have fun. Stop lurking around internet message boards posting nonsense (and not getting paid to do so)!

I moved here trying to save a few bucks a month, but in the 9 months that I've been here we've had several assaults on people walking to their cars, a felony burglary, and people's dogs crapping on the walkway in front of the main entrance.
I love the floor plans and the building, but the tenants here treat this place like dirt, leaving trash in the stairways and dog poo throughout the building. On top of that, as beautiful as the hardwood floors are, the fact that the 3rd floor's hardwood floors are directly over my apartment's bedrooms leaves me awake most nights at 2am, listening to someone play with their dog and talk to their friends and just walk around the apartment (I'm a pretty heavy sleeper too).
Maintenance isn't too reliable either. They charge $50 for air filters and any NORMAL maintenance that is covered at other apartment buildings (check out American Tobacco Center, EXCELLENT Leasing office and apartments). They charged us $25 to put draino down the tub drain and it was still clogged a week later. This happened less than a month after I moved in.
I feel that this apt could be so much better (the apartments really are beautiful), hopefully the leasing office straightens their act out and starts enforcing the rules regarding trash, noise, and pets. I wouldn't live here again (am moving out soon) until that happens.

I love it, I love it, I love it - I'm a tool, but I love it!
I recently "incorporated" the River City Residents Association. This fine organization is dedicated to the betterment of all tenants. When someone joins us- they are entitled to vandalize property, post false reviews, and even get EVICTED (senior officers only). So, it is with this post that we - the RCRA - wholeheartedly endorce all River City Real Estate properties!
As a gay man, I LOVE the way that River City Real Estate has gone out of their way to make me feel welcome in a world that shuns me. Why, just yesterday, my boyfriend said to me - "Ryan, thank goodness for River City"! Amen, my love, Amen!
Obviously these are bogus reviews by management...anything that says River City is the BEst or like that is fake!!! Check out River City Apts reviews...they are the same!!!! Don't trust these people...Iwon't and I don't even live there! Oh, and the parachute factory just opened...so its impossible for someone to have lived there for almost a year and already wanting to renew..BUSTED!

Okay, here's the skinny- there are a handful of deadbeat losers (like the ol' President of the RCRA) who have been evicted, had to pay pet fees (for pets that they tried to hide) or are basically lonely, distrubed individuals. They gather in secret, in a misguided effort to fill some void in their empty lives. They sit in their pajamas and write bad things about a good company in order to feel better about their crappy lives. But, that's okay- let them write. The Parachute Factory is a great place to live and River City Real Estate is the best neighbors you could have! So, to all the whining, insipid, and pathetic losers out there: Keep on, Keeping on!

I just relocated from the D.C. Metro area. My job transferred me to Richmond. So, I needed a new place FAST! I found River City Real Estate on the 'net - and after reading all the great reviews, I decided to give them a try. I met with River City after looking at a TON of places in the downtown area - and apartments by the big museum. I settled on the Parachute Factory. Its right off the interstate - so, its easy to get to work, and my apartment is really, really big, with a great view of the downtown skyline.
In short, I LOVE my new place, and I LOVE RIVER CITY REAL ESTATE!
I've been here just under a year and I LOVE it! I can't WAIT to re-new my lease! River City Rules!!!

Hey- I pay my rent on time, and I pay for my pets! That said, I've had NO problems with River City- they've been GREAT to me. I know some agitators and busybodies have posted reviews. but they are just disgruntled losers. in fact, the "President" of some made up group was just EVICTED for not paying her rent! Here's a chick who posts all kinds of nasty stuff (her group's motto is a quote from Karl Marx!) and yet, this crazy can't even pay her own rent'!' She should practice what she preaches! Anywhoooo- River City Real Estate is the BEST. I just L-O-V-E 'em!

I just can't say enough about River City Real Estate and the Parachute Factory! I love my place and it loves me. Whenever I talk to my cat - she tells me she loves River City and the Parachute Factory too!

I've been here a little under a year, and I am very happy. The staff is friendly and treats me very well. Of course, I actually follow the rules and abide by the terms of my lease. Mabye that's why I'm so happy!

I'm a forty year old man. I'm not some kid or college student. I was recently divorced (wife left me) and I was on my own for the first time since high school. I needed a place to stay and River City Real Estate helped me out.
The leasing agents were very nice and knowledgable about the area. Did I mention I'm forty years old' Well, after being shown several units to fit my new lifestyle, I settled in my new two bedroom apartment here at the Parachute Factory. I love it.
River City Real Estate really helped this forty year old man to begin rebuilding his life! I'm forty.

I don't know what all the whining is about- River City Real Estate is a community asset. Whether they're donating time (and MONEY) to various local charaties (YMCA, SPCA, SPECIAL OLYMPICS, etc.) or donating apartments to battered women in domestic violence situations - you couldn't have a better neighbor than River City Real Estate!

River City Real Estate helped me to BUILD my credit!
I was just a dumb college student with NO credit - my dad had to co-sign for me.
But, after two years of living on the Boulevard, my credit score is great!

I really liked the place. Big apartment for the $$. Got along good with the neighbors. Not much interaction with the staff there, but what I did have was positive. They let me keep both of my dogs!!! Yeah!!

I know that some people didn't like this place, but I gotta tell you - for the money, it was quite a value!
GIANT rooms with exposed brick and hardwood floors, in room laundry and off street parking helped to really make this place work! Add in the dishwashers and new appliances (Central A/C & Heat) and its downtown location and I was sold.
For the money, you will NOT get a better loft experience!

I've rented with River City Real Estate before - once in the Fan, and just recently at the Parachute Factory. My rent - for a GIANT loft style apartment was under $900 and I got to keep my 2 dogs (both rescues). Most landlords I tried to rent from would not let me have any pets, much less 2!
River City was good to me (and my babies!)- I would highly recommend.
