Review Title:   Would Give Much Higher Score Except For The Rent H

Have lived here three years and I love it! The staff are always very friendly and professional; have never been rude to me even when (hate to admit it) I have occasionally been rude to them! :) The place is huge and there is no night security so you DO have to inform them of problems, but they handle them when this is done.

Upkeep is exceptional; they often hose down the outside stairwells and entryways, etc., and keep the grounds nicely maintained. They do routine maintenance on the inside on a regular basis and always respond very quickly to a maintenance need. I've always had things handled properly the first time.

The apartments are well designed, with large walk-in closets, nice washers and dryers (in a separate "laundry room" off the kitchen, with good vent fans). They are also very strict about not allowing mold to grow; in fact we are *required* to notify them if we find any so they can deal with it before it spreads. There are penalties for not doing so. Since I'm highly allergic to mold, I'm glad to see this high value on maintenance.

They do have a tendency to ignore kids playing unsafely in the parking lots even when they HAVE to be aware of it. A bunch of kids actually built a skate board ramp in the back parking lot and it was there for a couple weeks until I complained, as I have to drive past that area to my carport.

Parking can be a super problem unless you rent a carport, and that is not always an option as there is generally a waiting list.

Reference the noise, etc.. you need to choose your apartment carefully. I first lived in one with a deck over the parking lot, and it was a nightmare! But not loud partying... just people driving in and out at night, talking, playing basketball with their kids in the parking lot, etc. Incidentally (or NOT) when I was renting I said NO parking lot deck and the guy informed me it was a BACK apartment overlooking a field; but when given the keys it was to a FRONT one overlooking the parking lot!

I solved the issue by moving to a third floor apartment facing a quiet area... and I have a view many homeowners don't have! It's great!

The BIG issue to be aware of is super high rent hikes. I just got mine for the next year... and it brought me to a 33% increase in three years! I had heard lots of rumors that they won't negotiate but did not find that to be the case. I was going to move because I was just not willing to pay what they were asking. But I did my homework as to what other apartments around here are renting for and informed the management that I was forced to move because of the unreasonable rent increase; they offered to go back down to what I felt was very reasonable. I am an excellent tenant and they know it... pay my rent on time, no loud parties, no problems, etc. Also, this was my second huge increase; I accepted the first one so perhaps that has something to do with it. Who knows what next year will bring but for now I am "okay" for another year.

Many on the staff know me by name and are always very friendly. One problem with staff IMO is that there is such a huge turnover. I think a lot of them don't know what they are talking about so just say what you want to hear. Example: The big screen TV room -- they told me it had cable TV. I went up to watch a big ballgame and found there is NO TV connection on it; you have to just bring a video. AND I have heard them telling people this same thing when taking new people through.

Oh and I DID ask about excessive rent increases before I moved in and was told they don't do that as they don't want to lose their tenants.

One nice thing is they allow you to paint your walls as long as you agree to paint them back if you move. Maybe I'll be sorry if I ever have to move :) but for now I love my multi-colored accent walls! :) And it is a nice break from the "sterile white walls" of most apartments.

I consider myself "pampered" by the staff here, and I'm very happy. I'm glad I live here; however, I'm not sure I would do it again knowing what I do about the phenomenal rent hikes. Unless they negotiate as they did with me, these hikes would make it impossible for the average tenant to stay here, since most salary increases are FAR less than 33% in three years!!
