I recommend this property for adults ONLY with short term needs.

You will not get your deposit back no matter how well you leave your unit. You will catch on to this as you do the pre move-in walk through. EXTREMELY picky.

Additionally, you will be rushed through the lease signing. As you initial paragraph after paragraph without really being given a chance to read them they will constantly tell you that it is just "standard stuff". I discovered that "standard" to them is that you have to pay for a calendar month regardless of the date you move in. I.E. I gave 30 day notice to vacate. This date was after the minimum called out in the lease. After the 30 day notice had gone by I was told that I had to pay through the end of the month. I was then told that a notice was put on my door. Oh yeah, I rented 3 apartments and NONE of them had a notice put on the door. I left a message (more on that below) telling management that I needed a final bill to pay against for our book keeper. Never received it.
I received a bill 3 months after we left... with interest.

Staff is friendly when you are looking at the places to move in. Do not bother leaving a message on the phone after you become a tenant because the call will never be returned. Your best bet is to keep going to the office in the hope that you get lucky enough to find someone actually there.
The maintenance guy is very attentive.
DO NOT rent a unit that borders SE 7th as you will not hear anything but traffic when your windows on that side are open.
Every unit is charged for trash pick up yet there are only two dumpsters, or one for every 20 units or so. They are only emptied once a week so on the 2nd or 3rd day they are over flowing. This is something to look forward to.
The common areas (such as lawns, play structures, garden beds) are kept pretty clean. The stairwells are disgusting with trash, cig butts, beer bottles, etc.
Do not grab the railings as your hand will stick to it.
The parking is a joke with no visitor parking at all and the stalls are too small for a pick up truck.
There is a gate by the playground that does not lock that leads to a little strip mall with a market, restaraunt and a lounge within convienent walking distance.
There is usually a motorhome parked in this mall that serves as a mobile pharmacy that does not require prescriptions. Their customers usually make their way back through the above mentioned unlocked gate.
Most of the kids in this complex are well behaved. There are a few preteens that will ask for money if you walk by the playground or they will knock on your door to save you some steps. On a few occasions I ran into a group of 3 to 5 13-16 year olds in the parking lot after 2am. Don't know if they were tenants or not.
Other than these minor complaints I enjoyed my stay at Woodbrook
