Some of the reviews are accurate: loud neighbors, terrible parking (unless you pay $50/mo/spot), cheep carpet and some management issues (depends on whom you deal with). We’ve lived here about 2 years and there are things you should know before moving in:
If you break the lease it will cost you $2,000 even though they will fill the apartment within 2 days of leaving (usually faster). You have to have the carpets professionally cleaned and sprayed for fleas if you had a pet ($20/mo/pet) 80%+ of the time they replace the carpet anyway. In our little quad we’ve witnessed only 2 times where the carpet wasn’t replaced even with older adults, not kids no pets and only living there for 3 months (witnessing 15+ move outs). I don’t know what they charge for the carpets but it should be the depreciated value of cheep carpet. Unfortunately, the carpet is usually new when you move in and I think the life of carpet is 10 years in the state of WA.
However, the life of paint according to landlord tenant law is 1 year so you should only be charged for painting if there is damage that wouldn’t be covered as a part of normal wear and tear.
Also during the winter we have lots of problems with condensation on the windows even with the auto vent resulting in mold/mildew on the windows. When I complained about it I was told I have to keep the windows open during the day. I work during the day and it’s not reasonable or safe for me to leave my windows open but there’s a provision in the lease if you don’t remove mold and notify them in writing of mold issues!
Finally, every resident I’ve talked to has the same issue with the dryers they are horrible!! They take 3-4 cycles to dry a medium or large load; even a small load takes at least 2. Additionally, our vents are blocked and despite many requests and photos showing how it’s blocked they’ve yet to do anything about it. So I’m sure the lengthy drying time has to do with the dryers and vents.
